Why did I start
my own
Airbnb units?
This for me was a no-brainer! Every client I worked with was making money from the Airbnbs I had set up, and it was only natural for me to want to be able to enjoy some of the profits as well.
I also wanted to be able to truly hone my craft. My clients have all been exceedingly generous with providing feedback, sharing stories, financial information et cetera, but there is no way that I could understand everything about the host experience without becoming a host myself.
I enjoy both travel and entertaining and know how many accommodations can either make or break someone’s trip. Taking care of people and providing exceptional service are the things that I find most satisfying in my own business and I felt that as a host I could serve these travelers in a more intimate way.
How did I start setting up airbnb units for my clients?
I have a long-time client who is both a realtor and an investor. The first time she asked me to set up an Airbnb for her I thought she was crazy! I could not fathom the idea of staying on someone else’s property when there are hotels almost anywhere you could travel to.
Now about 6 years later I have realized that she has found a genius way to create passive income and pay down her investment in real estate quicker than if she rented to longer-term tenants.
We started on a shoestring. Her first test unit was in her own suited basement. She had a piece of artwork we had selected for an older office and a chair that had been at one time in the upstairs living room. The unit was painted blue and I was skeptical of the color as it was fairly saturated and sucked a great deal of natural light, but she didn’t want to repaint due to cost and the delay if we waited for it to be done.
I created a shopping list. We added a carpet, futon, desk and chair, lamp, and television stand. I purchased an inexpensive dining room table which we found on sale as it could be either indoor or outdoor and was marked down as it was seasonal.
She had an old bedroom suite that was both dated and too big for the room, but if you know investors, they are thrifty and use what they can first. We bought the least expensive linens we could find, including towels and washcloths.
The kitchen was outfitted with only the basics. Microwave, coffee maker, and pretty much only what you would find in an extended stay motel.
When she was able to generate profit from this unit, we started to open others, I think now she has close to 20, I have set up suites for others as well and we have learned so much along the way!
Every unit I have done feels to me even a little better than the last. While it is important to remain frugal, there are some things that will either leave your guest happy or bring you a better quality of guest.
My list of what is necessary to create a 5-star Airbnb has grown substantially from the first one and I am grateful to guests who took the time to share the things that mattered the most and help educate me to be able to create turnkey Airbnbs for clients that can quickly garner great reviews and having them earning income as quickly as possible.
The story of my first airbnb
When I opened my first unit I used the arbitrage method. While I was sure of the concept I felt like I needed to get my feet wet without the large financial commitment needed to buy in the lower mainland.
I rented a unit from an investor group who were in charge of the building which meant I wasn’t at the mercy of a strata council or future arbitrary bans on short term rentals.
I tried to create a space that was functional and while not overly expensive felt higher-end and somewhere I would want to stay myself. I naturally lean a little bit masculine in my design style and used a boho carpet, greenery and beautiful soft bedding to bring in a more feminine feel.

The story of my second airbnb
The inspiration for this unit came completely from the art work. I absolutely fell in love with the paintings in the living room the minute I saw them. This unit came together as a more sophisticated version than my first.
The sophistication is what helped determine the art choices and fabrics in the master bedroom. This unit has certainly had a lot of corporate/ business travelers come through.

What can you do for me?I provide interior design consulting services to anyone interested in creating a beautiful space, or wanting advice that helps them to improve the value of their real estate asset. I can do as little or as much as you want for a project. Everyone’s needs are different. My services include colour consults, going over a floorplan and or space planning, selecting finishes, home furnishing and staging. I also offer turn key Airbnb set up and furniture procurement. My online store offers hotel quality linens and accessories for easy ongoing supply. You can be as involved as you like, or simply leave the whole process to me.

How do we get started?The very best thing we can do is start with a free 15 minute phone consultation so you can introduce me to yourself and your project. When I know what you are looking for, I can explain my fees so that you have the information prior to our meeting. From there we would schedule a meeting in person preferably at your project’s location. The more information you can forward to me prior to our meeting the better equipped I will be to answer your questions. At the meeting we will come up with a game plan and create a list of your needs and discuss time frames and budgets and deposits.

How do I prepare for my initial consult with you?Put together everything you’ve got! Drawings, photos, samples and anything else you want me to see. I am highly visual so your photos will help me understand your style more quickly than anything else. I love Houzz and Pinterest as platforms we can share ideas on. Make sure when you save a photo you make a note that will tell me what you like or don’t like about the photo. For example, if you send me a kitchen photo are we loving the over all feel, or just the tile or the cabinetry?

How can an interior design consultant save me money?Having a cohesive plan will help you to make better selections and will help save you time and money by knowing what to buy and where to buy it. Designers get discounts on products, and often are aware of suppliers and wholesalers you may not have access to. Every job we have done has taught us something and so instead of muddling through the process yourself, you have the benefit of years of experience from both the field and the classroom. I have been called midway through builds where I have seen homes built where bathrooms were built without enough space for a standard sink. On paper this is any easy fix, but once you have to start moving walls the process becomes very expensive. Also, most projects are time sensitive because people are paying interest and other expenses while they are in the construction. phase. Delays caused by lack of preparation or mistakes become very costly quickly, in multiple ways.
